Fort Collins' historic neighborhoods contain some of the most beautiful—and most challenging—properties to inspect. These homes require an inspector who understands historic construction methods and knows what's normal versus concerning.

What We Look For in Historic FoCo Homes

  • Electrical systems: Many Old Town homes have been rewired over the years, sometimes partially. We evaluate the current state and identify any remaining knob-and-tube or other outdated wiring.
  • Plumbing evolution: Historic homes often have layers of plumbing from different eras. We identify materials and assess condition.
  • Foundation types: Older Fort Collins homes have various foundation types—some perform better than others in our soils.
  • Structural modifications: 100+ years of ownership means modifications. We identify structural changes and evaluate their impact.
  • Sewer lines: Original clay or Orangeburg sewer lines are common. These are often the most expensive issue in historic homes.

Historic Home Tip: If you're buying in Old Town or other historic Fort Collins neighborhoods, budget for a sewer scope inspection. We regularly find sewer issues that cost $10,000-$20,000 to repair. Better to know before you buy.

Our Testing Approach

We use continuous electronic radon monitors that take readings every hour for 48 hours minimum. This provides much more accurate and reliable results than passive charcoal tests. The monitor also detects any interference—like opened windows—that could skew results.

If elevated radon is found, mitigation systems are highly effective and typically cost $1,000-$1,500 to install. This is commonly negotiated as a seller repair or credit during the transaction.
