Loveland's Local Home Inspector

We're not just another inspector who drives in from Denver. We live here, work here, and know Loveland homes inside and out.

Loveland Inspection Services

Comprehensive services from your local Loveland inspector

Full Home Inspection

Complete evaluation of all major systems: roof, foundation, electrical, plumbing, HVAC, windows, doors, and more. We know Loveland construction from 1900s downtown homes to brand-new Centerra builds.

Radon Testing

Essential in Loveland. Our 48-hour continuous monitoring provides accurate results. Larimer County has some of Colorado's highest radon levels—testing isn't optional here.

Sewer Scope

Video inspection from house to street. Many older Loveland homes have aging clay or Orangeburg lines. Mature trees mean root intrusion is common. Find problems before they find you.

New Construction

Centerra, The Lakes, and other developments are booming. City inspectors check code—we check quality. We regularly find issues in brand-new Loveland homes.

11-Month Warranty

Schedule before your builder's warranty expires. We document defects so you can get repairs at no cost. Don't let warranty issues become your problems.

Thermal Imaging

Included FREE with every inspection. Detects moisture intrusion, insulation gaps, electrical hotspots, and hidden issues invisible to the naked eye.

Why Choose a Loveland-Based Inspector?

Most home inspectors in Northern Colorado are based in Fort Collins or Denver and drive to Loveland for appointments. We're different. Loveland is our home, and that makes a real difference in the quality of our inspections.

Local Knowledge Matters

When you've inspected hundreds of Loveland homes, you learn things that out-of-town inspectors simply don't know:

  • Construction eras: We know the builders who were active in each neighborhood and decade—and their common shortcuts
  • Local conditions: Loveland's expansive clay soils cause foundation movement. We know where problems are most common.
  • Water quality: Different parts of Loveland have different water sources. Some areas have harder water that affects plumbing.
  • Hail history: We've seen which roofs survived recent hail events and which didn't. That knowledge helps evaluate roof condition.

Truly Local: When you call us, you're not talking to a call center or scheduler in another city. You're talking to the inspector who lives right here in Loveland and will personally inspect your home.

Radon in Loveland: What You Need to Know

Radon is a serious concern in Loveland. The geology of Larimer County—particularly the granite formations in the nearby foothills—produces elevated radon levels throughout the area.

Loveland Radon Statistics

  • Approximately 50% of Loveland homes test above the EPA action level of 4.0 pCi/L
  • Some areas, particularly west Loveland near the foothills, have even higher rates
  • Radon levels can vary significantly even between neighboring homes
  • New construction is not protected—new homes can have high radon too

Our Testing Process

We use continuous electronic radon monitors that take readings every hour for 48 hours. This provides much more accurate results than charcoal tests and detects any attempts to manipulate results by opening windows or doors.

If levels are elevated, mitigation typically costs $1,000-$1,500 and is highly effective. This is often negotiated as a seller concession or repair during the transaction.

Radon Testing: $160 — Added to any home inspection. Results included in your inspection report. This is one test you shouldn't skip in Loveland.

Common Issues in Loveland Homes

After inspecting hundreds of Loveland homes, we've learned what issues appear most frequently in different eras of construction:

Historic Homes (Pre-1950)

Downtown and older neighborhoods have beautiful character homes, but they come with considerations:

  • Original electrical systems may need updating
  • Foundation types vary—some perform better than others in our soils
  • Older plumbing materials (galvanized steel, cast iron) may be nearing end of life
  • Lead paint and asbestos may be present in materials

Mid-Century Homes (1950-1980)

Many Loveland neighborhoods were built during this era. Common issues include:

  • Aluminum wiring in some 1960s-70s homes requires evaluation
  • Original HVAC systems may be at end of life
  • Polybutylene plumbing in some 1980s homes is failure-prone
  • Older sewer lines (clay, Orangeburg) may need replacement

Newer Construction (2000-Present)

Even new homes have issues. In Loveland's newer developments, we commonly find:

  • Grading and drainage problems in new subdivisions
  • HVAC systems not properly configured for altitude
  • Cosmetic defects that indicate rushed construction
  • Missing or incomplete insulation
  • Improper flashing installation

Sewer Scopes: Especially Important in Loveland

We recommend sewer scope inspections for most Loveland homes, particularly those built before 2000. Here's why this service is so important in our area:

Aging Infrastructure

Many Loveland neighborhoods have sewer lines that are 40, 50, or even 70+ years old. Original materials like clay tile and Orangeburg (compressed tar paper) deteriorate over time. A $120 inspection can prevent a $10,000-$20,000 surprise.

Tree Root Intrusion

Loveland's mature neighborhoods have beautiful trees—but those roots seek out sewer lines. Even small cracks allow roots to enter, and they grow until they block the line entirely.

What We Look For

  • Line material: Clay, Orangeburg, cast iron, or PVC?
  • Bellies: Low spots where waste collects
  • Root intrusion: Even early-stage root penetration
  • Cracks and offsets: Joint failures and pipe movement
  • Connection condition: How does the line connect to city sewer?

Sewer Scope: $120 — Video inspection from house to street. Recording provided. Essential for older Loveland homes.

Loveland Inspection Pricing

As Loveland's local inspector, we offer competitive pricing without cutting corners on quality:

  • Full Home Inspection: $385-$485 (based on size)
  • Radon Testing: +$160 (48-hour continuous monitoring)
  • Sewer Scope: +$120 (video inspection with recording)
  • Mold Testing: +$150 (air quality sampling)
  • Water Testing: +$100 (bacteria and basic chemistry)
  • Thermal Imaging: FREE with every inspection

What Most Loveland Buyers Choose

The Loveland Package: Full inspection + radon testing + sewer scope. This combination addresses the most common and costly issues in Loveland homes and gives you comprehensive peace of mind.
