Johnstown: Colorado's Growth Epicenter

Johnstown has transformed from a small agricultural community into one of the fastest-growing towns in Colorado. Between 2010 and 2024, the population more than tripled, and development shows no signs of slowing. This explosive growth creates both opportunities and challenges for homebuyers.

The Challenge of Rapid Development

When communities grow as quickly as Johnstown, quality control becomes a concern. Multiple builders working simultaneously, subcontractor shortages, and pressure to complete homes quickly can lead to issues. We've seen firsthand what happens when construction moves too fast:

  • HVAC systems sized incorrectly for Colorado's climate and altitude
  • Grading and drainage problems that direct water toward foundations
  • Rushed finishing work with gaps in caulking and weatherproofing
  • Plumbing issues from fast installations and inadequate testing
  • Electrical shortcuts including missing GFCI protection and improper wiring
  • Garage door and opener issues from hasty installations

Growth Statistics: Johnstown added over 3,000 new housing units between 2020-2024 alone. With that volume, even a small percentage of problematic builds represents hundreds of homes with issues waiting to be discovered.

Johnstown's Unique Inspection Considerations

Our experience inspecting hundreds of Johnstown homes has taught us what to focus on:

Soil and Foundation: Johnstown sits on expansive clay soils that swell when wet and shrink when dry. This movement can cause foundation cracking, especially in newer construction where soil hasn't fully settled. We carefully evaluate foundations, looking for signs of movement and ensuring proper drainage.

Wind and Weather Exposure: The I-25 corridor is notorious for wind, and Johnstown gets its share. We check for proper flashing, secure roofing, and adequate weatherproofing—issues that show up quickly in our climate.

Water Quality Concerns: Some Johnstown properties, particularly older ones and those on wells, may have water quality considerations. We can arrange testing for properties where this is a concern.

Radon in Johnstown: What You Need to Know

Johnstown straddles the Weld-Larimer county line, and both counties have significant radon concerns. Radon is a naturally occurring radioactive gas that seeps up from the ground and can accumulate in homes to dangerous levels.

Why Johnstown Has Elevated Radon

The geology of Northern Colorado—granite bedrock, uranium-rich soils, and specific soil compositions—produces radon gas. This gas enters homes through foundation cracks, gaps around pipes, and other openings. Once inside, it can accumulate to levels that significantly increase lung cancer risk.

The EPA recommends action if radon levels exceed 4.0 pCi/L. In the Johnstown area, approximately 50% of homes test above this threshold. Some test significantly higher.

Testing and Mitigation

Our radon testing uses continuous electronic monitors that sample air every hour for 48 hours. This gives much more reliable results than short-term charcoal tests. You'll know exactly what levels the home has.

If levels are elevated, mitigation systems work well and typically cost $800-$1,500 to install. A radon mitigation system creates negative pressure under the foundation, venting the gas outside before it enters the home. Post-mitigation, levels typically drop to well under 2.0 pCi/L.

Important: Even new construction in Johnstown needs radon testing. New homes are built tighter than ever, which is great for energy efficiency but can actually increase radon accumulation. Don't assume a new home is safe—test to be sure.

Johnstown Inspection Pricing

We offer straightforward, competitive pricing for Johnstown home inspections:

  • Full Home Inspection: $385-$485 (based on size/age)
  • Radon Testing: +$160 (48-hour continuous monitoring)
  • Sewer Scope: +$120 (HD video camera inspection)
  • Thermal Imaging: FREE with every inspection
  • Well Water Testing: +$100
  • Septic Inspection: +$150

What Most Johnstown Buyers Choose

For new construction, most buyers add radon testing—it's essential regardless of home age. For resale homes, especially those 15+ years old, we recommend both radon and sewer scope. The combined add-on cost of $280 is minimal compared to potential repair costs.

Every inspection includes thermal imaging at no extra charge. This technology detects hidden moisture, insulation gaps, and electrical hot spots that visual inspection alone would miss.
